An amount of 35% of the total rent must be paid in advance. Only after receiving this amount and the booking form signed by you do we proceed to the confirmation of your booking. The remaining 65% of the total amount must be paid at least 6 weeks before your arrival. If not-we will consider your reservation as invalid and will be entitled to retain the deposit.
Security deposit
A security deposit is payable at the time of the balance payment. This is to cover loss and breakage. You are responsible for all loss or damage during your stay. The security deposit will be refunded within 6 weeks after your departure. Phone use is charged separately. An additional deposit of 200 euros will be required.
Cancellation by you
You can cancel your booking at any time in writing. Should we find a replacement for your booking we will refund your money, subject to a 19% administration fee. If we are unable to find a new tenant, you will be charged for the whole amount. Provided that we receive the cancellation 8 or more weeks before your arrival we will return the 70% of the deposit amount.
Cancellation by us
Factors including sale or withdrawal of the property by the owner, in addition to factors that make the property uninhabitable (e.g. fire, earthquake) may force us to make alterations to your booking. In such cases we will strive to re-locate you in an equivalent property of the same standards. If relocation does not satisfy your needs, we will cancel the booking and refund the amount paid to us for the property.
Insurance
We are not responsible for personal injury to you or your party. Most properties may involve dangers such as swimming- pools, steps ect. of which you must be cautious. Adults are advised to supervise their children at any time. It is necessary to provide your own comprehensive travel insurance against personal injury and trip cancellations, which must be valid for your whole vacation period. It is a condition of the booking that you and your company have travel insurance. We remind you that signing the booking, you accept all conditions. Only conditions abrogated by us in writing will be passed by.
Arrival and Departure
Arrival and departure day is Saturday only. In case you would like to arrive or depart on a different day you will be charged extra. Check-out time is 10am the latest. Check-in time is from 3pm till 10pm. In case of delay you should call us as soon as possible.
Behaviour and Damages
You are responsible for the behaviour of your company. If you or your party causes unreasonable annoyance, noise, damage, crime or danger, the key holder may ask you and your party to vacate the property. In case of damage you have to report it to us immediately and take on the cost of repair.
Entertaining
No parties or musicales are allowed without our written consent. Any parties held without prior written permission will result in loss of your security deposit and may further lead to your eviction from the villa. You cannot use any of the properties for profit. This includes photography and further letting of the apartments.
Number of Guests
Only the people mentioned in the booking form are permitted to be accommodated in the property. You ought not to allow more people than stated in the description to spend a night in the rental property. In case you exceed the alluded number of guests you may be charged extra. In case of abuse of the property you may be asked to vacate it.
Cleaning and Services
The property will be cleaned some hours before your arrival. After the expiry of your vacation you ought to deliver the property in acceptable condition. If not, you will be charged with extra cleaning cost per room. The swimming pool will be kept clean by our staff or by the owner. Linen and towels change are provided every other day except a different agreement reached at the time of booking.
Electricity and Water
Please take into account that our properties are located on a small island. Shortcoming of water may occur without warning. In such case please call us and we will do our best to supply water as soon as possible. Short blackouts may also happen occasionally. In any case please do not deem us responsible for events that are beyond our control.
Maid Service 
Maid service is provided two hours daily. For extra service such as private cook, bartender, caterer or extra maid service you have to come in agreement with us at the time of booking.
Complains
We have accurately checked all descriptions of the properties. In case of modifications made by the owner without prior informing us we will not be held responsible. We hope that you will have the best of holidays. In the very unlikely event that you have any complaint or feeling of dissatisfaction you should contact us immediately.
Our agreement is valid only if these terms are followed. Any alterations must be in writing. In case of any dispute in terms of the conditions of this agreement the Greek law will be applied. Signing this booking form you accept all conditions above.
